Area Manager

Job Summary:
Directs daily operations of the area to meet the Company goals.

Supervisor: General Manager

Responsibilities:

I. Production:

1. Oversee scheduling of work
2. Meeting budgeted man hours on site.
3. Establish production goals for supervisor and crew.
4. Communication with clients on scheduling work, tasks and contract obligations.
5. Develops manpower requirements, establish priorities and insure execution of work.
6. Communicates with Vice President and General Manager weekly on production status, sales and projects.
7. Develops all technical programs for sites and initiates them.
8. Purchasing of all equipment and material needed for area with General Managers prior approval. All paperwork, i.e., purchase orders, check requests, etc. routed via Production Assistant.

II. Personnel:

1. Establish and manages training programs.
2. Approves personnel actions.
3. Performance appraisal of supervisors and employees.
4. Promotes a positive motivated team.
5. Improves personnel's image, i.e., uniforms, shop care, etc.
6. Review time cards and process necessary payroll paper work to administration office.

III. Quality control:

1. Establish and directs quality control programs within the area.
2. Instills Quality Management in area.
3. Conducts walkthrough inspection of sites with Property Managers monthly or as required.
4. Inspects all sites weekly, to ensure that Quality workmanship is being performed.
5. Promotes retention of clients, contracts and new business.

IV. Preventative maintenance:

1. Establish Preventative Maintenance Programs that insures Quality care of equipment.
2. Review equipment failure to determine corrective or improvement of maintenance.
3. Communicates with Vice President and General Manager and supervisors on using equipment usage.
4. Tracks parts inventory, with Fleet and Off road equipment managers.

V. Area sales:

1. Assists in the sales and bidding of additional site work in the area.

VI. Planning - Budget:

1. Develops 1 and 5 year area goals with Vice President and General Manager.
2. Participates in preparing the annual budget.

Working Relationships:

Maintain active contact with area staff through daily communication and meetings with supervisors. Keeps Vice President and General Manager informed of work status and area morale.
